Land and Building Subdivisions

Whilst the subdivision process is usually a relatively simple one; the rules and regulations pertaining to each relevant step towards completion should be attended to with due diligence and the superlative accuracy to prevent any complications during or after a stage has been completed. Our licensed surveyor will take the utmost care to provide a formal plan of subdivision that will comply with your planning permit.

Including all necessary boundaries, the dimensions of the relevant elements and lot numbers of new parcels of land; the plan of subdivision will be a critical component of your subdivision project. Reservations, the presence of any title restrictions and easements will also be indicated clearly on the plan. MSG will also arrange a Statement of Compliance for your subdivision including all evidentiary evidence that it complies with the prerequisite planning permit hurdles. We will help you navigate the complexities involved in preparing Town Planning Reports, documentation submissions to council and lodgement to the Land Registry who will officially register the subdivision and issue new titles.

Two additional elements of conducting a subdivision project include Asset Recording Surveys and Lettable Area Surveys.

Asset Recording Surveys are employed to clearly indicate data about infrastructure assets such as pits and drainage pipes to assist the council and service authorities to better faciliate their infrastructure. Lettable Area Surveys present accurate information about the floor space dimensions in relevance to leasing purposes. Dimensional data is what is used to calculate rent, property valuations and leasing contracts/documentation.
