Consolidations

A title consolidation is required whenever two or more bordering lots of land that are either owned by the same party or multiple parties are combined together to become one property. This collapse of a number of titles into a single one often involves the merging of properties into a residential estate, an industrial or office park or agricultral parcels of land. Consolidation allow our clients to develop the united properties on a single lot of land. 

MSG’s licensed surveyors will draw up the necessary title consolidation plans (with due consideration to any zoning rights that may apply) that will be based on either a land survey and/or a cadastral map base and then submit the plans to be certified as per the Subdivision Act at the council. Land Victoria will then register the certified consolidation plans before a new title is issued.

MSG are registered SPEAR (Surveying and Planning through Electronic Applications and Referrals) applicants which means we can lodge and expedite the online application (upon issuance of your TItle Consolidation plans) with Land Use Victoria on behalf of our clients.
