Covenant/Restriction Removals
Restrictive covenants may pose a conundrum for prospective property owners looking to buy land and MSG is able to wade through and resolve your issue with minimal fuss. Upon clarifying the nature of the covenant, we will advise you of your rights, options and responsibilities pertaining to your desired property.
Site Analysis Surveys
In order to gain approval by the relevant authorities, development projects should ensure that their vision fits in with the context of the surrounding neighbourhood as well as adhering to all local council regulations. MSG surveying will present a site analysis which will provide comprehensive details on all properties proposed as well as height details which architects can reference in order to create realistic streetscapes in preparation for town planning applications.
Asset Recording
Major stakeholders such as engineers, developers, architects, contractors and regulatory bodies often require Asset Recording surveys to take full account of all the elements on and/or around a specific property. Residential subdivision-specific asset surveys have a particular focus on services such as water, sewerage, NBN, etc. Our field survey teams are also highly experienced in locating and detailing a wide range of infrastructure such as recycled and waste water pipelines, power poles, manhole covers, bridges, etc.
Monitoring Surveys
Environmental impacts and the age of a structure (eg: bridges, dams, retaining walls, etc.) will sometime necessitate the implementation of a Monitoring Survey schedule. MSG’s licensed surveyors will conduct monitoring surveys to determine the direction and magnitude of any building movement in order to guide any repairs that may be initiated. Dependent on the frequency of our Monitoring Surveys; we are also able to determine if the structural issues have worsened over time.
Flood Level Surveys
New developments that are erected in flood zones require a mandatory Flood Level Survey to be conducted. MSG will issue certifications to meet this requirement and project the depth of flooding that may occur. From this survey, we will then be able to suggest precautions that should be taken to mitigate risk and minimise damage. With a view to meet all regulations and compliance requirements from local councils; MSG will refer to archived records and ensure regular contact with local authorities. This builds a holistic representation of your property’s risk of flooding.
